UPDATE: Commission Approves Dance Studio Permit

Yenis Dance Body and Soul is set to move into new commercial building on San Mateo Avenue.

The Planning Commission on Tuesday approved a use permit and parking exception for a new dance studio in downtown San Bruno.

Dance instructor and studio owner Yenis Cotua applied for the permit to operate the business, which will feature yoga and Zumba classes.

Located at 588 San Mateo Ave., the business site was previously occupied by a grocery store and specialty restaurant, according to a staff report. The building was demolished in 2005 and a new commercial building replaced the former grocery store.

City staff granted the studio a temporary use permit on Nov. 2, city records show.

The studio requires 10 parking spaces, one more parking spot than the former grocery store, the report says. City planners propose granting the studio an exception to the parking requirement since city-owned lots in the downtown are underutilized.

In a letter to the city, Cotua said that her following as a dance instructor has grown to the point that she needed to open her own studio to serve present students and attract new clients.

The classes offered will be open to “the general public of all ages, expectant mothers, recent mothers, (and) those seeking to address weight and health issues, through dance and exercise,” she said.
