Open Houses: Do They Really Work?

Open houses give a potential buyer the opportunity to see what the home "feels" like.

There are some real estate professionals that believe open houses are not as effective as they once were. Because of the Internet, and the easily accessiblity to photos and information online, there is the thought that open houses don't help sell the home.

I disagree with that theory. Open houses gives a potential buyer the actuality of the home. The Internet can't give the sound of children playing outside (My mother once told me if that if there's kids playing outside, it's probably a safe neighborhood.). The internet can't give you the lovely scent of the roses in the backyard or give you the "flow" of the home.

Many tech savvy homebuyers prefer to attend open houses. They check online to see which homes are open and just make a day of it. Yes, there are always going to be curious neighbors that will take a peek out of curiosity, but that's a good thing. The more people that attend an open house, the more people will talk about it.

Open houses still have a vital role in selling your home. It's excruciatingly important to prepare the home for your open house.

  • Do not prepare any strong flavored dishes the evening before an open house.
  • Softly scented candles are alright if placed in areas such as a fireplace and away from children
  • All the window covers should be opened for natural light. The home should have clear surfaces, such as kitchen counters, dresser tops, and floors, and carpets should be spotless.
  • If the home is owner-occupied, and there are personal possessions in the home, I believe there should be two people hosting the open house.
  • Removing shoes before entering the home should be discussed with your real estate professional, and alternative footwear may be necessary.
